Price by size of problem
Fantastic Services, 2026, gives these prices outside London:
- light infestation in one room: £100 to £180
- moderate infestation in a kitchen: £180 to £260
- heavy infestation: £250 to £320
- German cockroaches at any scale: £180 to £320 or more
A single price hides a lot. German cockroaches cost more because they breed fast and need more follow-up. Our identification guide helps you tell which species you have before you ask for quotes.
London and the South East
Expect to pay 20 to 30% more in London and the South East. Fantastic Services puts the range there at £130 to £320.
What drives the price
Three things move the price most: the species, the size of the infestation and the number of rooms or flats involved. German cockroaches and heavy infestations sit at the top of the range. A single room caught early sits at the bottom. A technician who surveys first can give a firm quote, so be wary of any price given blind over the phone for a heavy infestation.
Why guides disagree
Published ranges differ because they cover different jobs. In 2026, PestPro Index (March) gives £100 to £250 and PestMatch £120 to £250. howmuchshoulditcost gives £150 to £500, with an average of £300. The high end usually means German cockroaches, a heavy infestation or several visits. Always ask what the quote includes.
What is often charged extra
A quote may not include gap sealing, deep cleaning or coordination across several flats. Ask about these before you agree. A course normally means two to three visits over four to six weeks, so check that follow-ups are in the price and ask for the guarantee period in writing. Cockroach control explains what each visit involves.
The council option
Some councils treat cockroaches, for £145 (Colchester, 2026/27) to £313.32 (West Dunbartonshire, 2026/27). Many do not, and none treats them free. Our council pest control page shows what yours offers and what it charges.
Who pays in a rented home
In shared buildings and HMOs the landlord usually pays, because the hiding places are structural. If the cause is poor hygiene in your own home, the tenant usually pays. Exposure to pests is an HHSRS hazard, so report it to your landlord in writing before you book. If you want to try a small problem first, see the DIY guide.
